Babcock: A Cultivated Luxury Poolside Retreat

A historical preservation in the capital of South Carolina 
Davis & Floyd was hired by a private development company to create a site master plan and construction documents for the Babcock Building, which resides in the BullStreet District Redevelopment in Columbia, South Carolina. The Babcock building is the former home of the state’s psychiatric hospital that was constructed in 1885. We worked with the developer and architect to develop the buildings and grounds into high-end condos and apartments. The master plan was to include a pool and other high-end recreational amenities while respecting the historic nature of the site and surrounding BullStreet campus. Historic preservation was critical and the primary focus of the client.

Reconstructing a historical building for luxury living 
We recognized it was critical to respect the historical
and cultural significance of this project and that ample
research and due diligence were needed prior to getting
into design. Once our due diligence was completed, we
worked closely with the architect to make sure critical
features of the building were highlighted and emphasized.
The site contained many historic oak trees that were key
drivers in site layout and circulation. Amenity locations
and materials were carefully chosen to be sensitive to the
historical nature of the project while fulfilling the needs of
future tenants.
